What actually catches people out in Delhi and NCR
Three states, three sets of rules
Delhi, Gurgaon and Noida are one rental market but three legal jurisdictions. A flat in Gurgaon is governed by Haryana rules, Noida by Uttar Pradesh, and Delhi proper by the Delhi Rent Control Act. People move between them assuming the rules travel with them. They do not — check which state your property is actually in before relying on anything you were told about tenant rights.
Builder floors and unregistered arrangements
Much of Delhi and Gurgaon rents through builder floors and independent houses where the paperwork is informal — sometimes just a notarised page, sometimes nothing beyond a receipt. Informality favours whoever has the money, which is the landlord holding your deposit. Insist on a written agreement even where it is not the local habit.
Maintenance in gated societies
Gurgaon and Noida condominiums bill maintenance per square foot, and it is frequently passed to the tenant without a defined cap. Ask for the current rate, what it covers, and whether the tenant absorbs increases mid-term.
Power backup and utility charges
NCR agreements often include separate charges for diesel power backup, billed at rates set by the society rather than a regulator. In a bad summer this can be a significant monthly cost that never appears in the headline rent. Ask what it ran to last year.

Which law applies to my Gurgaon rent agreement?
Haryana rules, not Delhi ones — Gurgaon is in Haryana despite being part of the NCR rental market. Noida falls under Uttar Pradesh. Only property inside Delhi is governed by the Delhi Rent Control Act.
How much deposit is normal in Delhi NCR?
Usually two to three months rent, considerably lower than Bengaluru. Larger deposits appear in premium gated developments and in fully furnished lets.
Is a notarised agreement enough in Delhi?
It is common, but a notarised document is a private paper with a stamp on it. Registration carries more weight as evidence. For a substantial deposit, the added cost is small insurance.
