What actually catches people out in Bengaluru
The ten-month deposit is the whole problem
Bengaluru is the one Indian city where six to ten months rent as deposit is normal rather than exceptional. On a ₹35,000 flat that is up to ₹3.5 lakh sitting with someone else, interest-free, for eleven months. The size alone is not what hurts you — a large deposit paired with a vague refund clause is. Check that the agreement gives a specific refund window and a defined list of what can be deducted before you worry about negotiating the number down.
Lock-in plus full forfeiture
The combination that costs Bengaluru tenants the most is an eleven-month lock-in with a clause forfeiting the entire deposit on early exit. Tech layoffs, transfers and relationship changes all break leases. A total forfeiture of several lakhs for leaving early is likely an unconscionable penalty and probably unenforceable — but you would have to litigate to prove it, which is why capping it at one or two months rent before signing is worth more than being right later.
Owner listings versus broker-managed
Bengaluru has an unusually active direct-owner rental market. Owners negotiate deposits; broker-managed properties generally will not, because the broker earns a multiple of the rent and the deposit is not theirs to discount. If the deposit is the sticking point, going direct is usually more productive than negotiating harder.
Maintenance and society charges
Apartment complexes commonly bill maintenance separately from rent, and agreements often leave the amount undefined or say it will be "as decided". Ask for the figure and what it covers in writing. An undefined maintenance charge in a large complex can rise substantially between renewals.

Is a 10-month deposit legal in Bangalore?
There is no statutory cap that makes it illegal, and it is common practice in the city. What matters far more than the amount is the refund clause: a specific timeline, usually 30 days from vacating, and a defined list of permitted deductions. A large deposit with clear refund terms is safer than a smaller one refundable "at the landlord's discretion".
Can I get my Bangalore deposit back if I leave during the lock-in?
It depends what the agreement says and how hard you are willing to push. Total forfeiture clauses are common and are likely unenforceable as penalties, but enforcing that view means a legal notice and possibly a consumer forum. Negotiating the penalty down to one or two months before you sign is far cheaper than fighting it afterwards.
Should a Bangalore rent agreement be registered?
The eleven-month term almost everyone uses exists specifically because longer agreements generally require registration. An unregistered eleven-month agreement is normal in Bengaluru, but registration gives you materially stronger evidence in a dispute — worth considering when the deposit runs to several lakhs.
