What actually catches people out in Chennai
Registration with the Rent Authority
Tamil Nadu introduced a framework requiring tenancy agreements to be registered with a Rent Authority, which is a stronger and more specific requirement than most states have. An agreement outside that process leaves you relying on general contract law rather than the protections the framework was built to give you.
Deposits vary enormously by area
Chennai deposit norms range widely — modest in some neighbourhoods, close to Bengaluru levels in others, particularly for independent houses and premium areas. Do not assume a number is standard because someone quoted it; ask what comparable places nearby are asking.
Advance versus deposit
Chennai agreements sometimes distinguish "advance" from "security deposit", and the two can carry different refund treatment. If your agreement uses both terms, make sure each one states clearly when and how it comes back.
Painting and repainting deductions
A recurring Chennai dispute is a deduction for repainting at the end of the tenancy, sometimes for the full cost regardless of condition. If the agreement mentions painting, get the basis defined — normal wear should not be chargeable.

Does a Chennai rent agreement need to be registered?
Tamil Nadu's tenancy framework requires agreements to be registered with the Rent Authority. This is a more specific requirement than in most states, and skipping it leaves you outside the protections the framework provides.
Is a painting deduction from my deposit legal in Chennai?
It depends entirely on what your agreement says. A clause charging the tenant for repainting regardless of condition is common and unfair — normal wear and tear should not be chargeable. Get the basis defined in writing before you sign.
What is the difference between advance and deposit in Chennai?
Some Chennai agreements use both terms for different sums with different refund treatment. If yours does, make sure each is defined separately with its own refund timeline, or you may find one of them is not coming back.
